Corner Wilson, Cattley and Mount Street

Project Scope: As owner we were the landlord for Harris Scarfe for nearly 20 years. They approached us and said they would like to leave Burnie and so we devised a plan over 2 years for them to withdraw slowly so we could renovate the Wilson Street side while they were still trading in the Cattley/Mount Street side of the building. During the withdrawal Celina handled the building permit/building issues and the writing and granting of leases to the new tenants.

 

 

Asset Class: Mainly retail with a first floor of office space of approx. 1700sqm.

 

Project Size: 5011sqm, originally it was 4300sqm.

 

Project Value: $4m in renovation works

 

Project Complexities/Challenges: In middle of the CBD of Burnie, so construction was tight had to be all be conducted on site, builder was super flexible. Construction was in full swing when the GFC hit which was a concern for retailers, the Fed Governments decision to give $1000 per child to low income earners really helped to keep the town alive through the Dec 2008 period. The floor levels across the site vary considerably and this was a huge challenge because the building was compliant but you couldn’t do any works to it without having to upgrade disability access. There is 1.5m vertical difference to the entrance level on Mount St compared to Cattley St. We overcame this by making different tenancies face different street frontages. Access from each title had to be addressed with the creation of right of carriageways.

 

Key Outcomes/Benefits Delivered: Renovation of the Wilson Street façade back to its former glory, the revitalisation of Cattley Street through active retail frontages, destination shopping in the form of quality tenants such as the Reject Shop and a pharmacy warehouse operation.
